What are floorplan services?

Floorplan services are just what they sound like: Based on what you want, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a measurement service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they make note of the layout of the rooms and other features, like closets, patios, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service necessary?

Disputing real estate taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more space than you actually own! Unless a certified appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting a property on the market

A floorplan service will secure a fair price for your property. Living space is one of the most important elements potential buyers look for when purchasing a house — but since these values are frequently approximated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your home is to refer to a previous appraisal or home measurement service executed by a certified appraiser (after any updating that may have affected square footage).

For real estate agents

To make certain that your client's property sells at a price that appropriately reflects market value, we recommend requesting a floorplan service for the property. Clients, and potential buyers, will appreciate your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic to interest potential buyers since they can review the layout and attributes of the house before and after a walkthrough.
